5 Warning Signs Your Roof Needs Attention

A roof is easy to ignore because you cannot see most of it from ground level, and the signs of a developing problem are usually subtle. By the time water is visibly coming through a ceiling, the issue has often been building for a while. Here is what we tell homeowners to watch for.
1. Shingles that are curling, cracking, or missing granules
Asphalt shingles are supposed to lie flat and hold their color. If you notice edges curling upward, cracks across the surface, or bald-looking patches where the protective granules have worn away, the shingles are past their effective life in that area — even if the roof looks fine from the street.
2. Granules collecting in your gutters
Some granule loss is normal as a roof ages, but if you are finding what looks like coarse, dark sand building up in your gutters or at the base of downspouts, that is shingle material washing off faster than it should. It is one of the earliest signs of a roof nearing the end of its service life.
3. Daylight or staining in the attic
If you can get into your attic, look up on a sunny day. Any daylight coming through the roof deck means there is a gap somewhere. Even without visible light, dark staining or streaking on the underside of the roof deck or rafters usually means water has been getting in, even if it has not made it all the way through to your ceiling yet.
4. Sagging anywhere along the roofline
A roofline should run in a straight, even line. Any dip or sag — especially near valleys, where two roof planes meet — can mean trapped moisture has weakened the roof deck underneath. This one is worth a prompt inspection rather than waiting.
5. A sudden jump in energy bills
This one surprises people. A roof that is no longer sealing and insulating properly lets conditioned air escape and outside air in, the same way a failing window or door does. If your heating or cooling costs have crept up and you cannot explain why, the roof is worth ruling out.

Not every one of these signs means a full roof replacement. A lot of roof problems are legitimately a repair: a section of damaged shingles, resealing flashing around a chimney or vent, or fixing a spot where two roof sections meet.
